What landlord insurance policies does Bupa offer?

Bupa offers three landlord insurance policies – building & contents insurance, buildings insurance, and contents insurance.

The building & contents policy covers several key risks to ensure peace of mind for both tenants and landlords, including:

  • Cover for loss of rent – both for inhabitability after an insured event, and if your tenant defaults on their payment or dies (cover for loss of rent available as an optional extra)
  • Cover for damage caused by natural disasters or a malicious act.
  • Accidental glass breakage
  • Legal liability – for damage to third parties occurring on your property.
  • Contents including furniture and furnishings
  • Keys and locks

Exclusions may apply when it comes to making a landlord insurance claim.  Some common exclusions include:

  • Gradual deterioration, neglect, lack of maintenance, structural failure or general wear and tear
  • Pre-existing damage
  • Any costs associated with the cleaning up or removal of asbestos
  • Vermin or insects
  • Invasion or war
  • Erosion
  • Any damage done during repairs or alterations being carried out on the house

BUPA’s landlord insurance policies can protect you from a loss of rental income due to a variety of factors.

Cover for loss of rent due to both un-inhabitability and rent default available as optional extras on a Bupa landlord insurance policy.

Your property may become uninhabitable for a period due to a variety of reasons such as fire, storm damage, malicious damage and more. In these instances, Bupa’s landlord insurance will cover you for up to 12 months up to the sum insured that you choose.

A landlord insurance policy may cover you for damage caused to your rental property by tenants or their guests.

Under BUPA’s landlord insurance policy, cover is included for the following:

  • Accidental breakage of fixed glass, basins, sinks, baths and toilets
  • Deliberate and/or malicious acts of vandalism
  • Water ingress or liquid damage
  • Removal of debris or demolition costs

Landlord insurance may also protect property owners against damage to the contents they own in their investment home.

Bupa’s landlord insurance policy offers cover for the following :

  • All furniture, furnishings, household goods, carpets/curtains and appliances that are not built in
  • Theft or damage by tenants (available as an optional extra)
  • Burning out of electric motors

In insurance terms, a ‘defined event’ (also known as a ‘listed event’) on a policy is a damage-causing event which you’re insured for under that policy.

Commonly listed events include natural disasters such as fires, storms and earthquakes as well as man-made events like oil leaks, explosions or riots.

Under BUPA’s landlord insurance policy, you will generally be covered for the following defined events, barring exclusions:

  • Legal liability (up to $20 million)
  • Rent default (up to $5,000)
  • Fire or explosion
  • Landslide or subsidenceStorm
  • Impact
  • Riot or civil commotion
  • Malicious damage

Flood damage may be treated as different to storm damage by certain insurers, and as a result you may not be automatically covered for it.

Bupa’s landlord insurance does offer cover for flood damage, as well as storm, rainwater and wind damage. Flood cover can only be claimed after 14 days from the start date of your policy, and cyclone cover can only be claimed more than 48 hours after the start date.

Some notable exclusions to flood cover include jetties, wharves and pontoons, timber fences/walls, and water entering buildings through a construction opening or a defective opening.

Yes, BUPA also offers home insurance as well as landlord insurance.

There is no discount for both home and landlord insurance under BUPA, but you can get a 10% discount on landlord insurance if you are a Bupa Health member.
