Top 10 Fastest Selling Suburbs for Houses in 2017

Housing affordability, where to buy, and when, are hot topics for any home owner or person wanting to enter the market.

Some capital cities, predominantly Sydney and Melbourne, have been experiencing a very competitive market with high demand and fast rate of sale for properties.

To get an idea of where people are currently buying, we have rounded up the top 10 fastest selling suburbs in each state from the property experts at CoreLogic.

CoreLogic looked at every state and territory in Australia to find the suburbs with the shortest median house selling time from January 2016 to January 2017.

The data was calculated using private sales, not including houses for auction, with the overall time on the market (TOM) figures worked out from the date a house is first listed compared to the contract date.

Without further adieu, coming in first place for the shortest median days on the market for houses is Montagu Bay in Hobart at 5 days.

How did other States and Territories fare?

Below are the number-one fastest selling suburbs for each State and Territory:

  1. TAS: Montagu Bay at 5 days
  2. VIC: Tooradin at 8 days
  3. NSW: Lapstone at 9 days
  4. QLD: Keperra at 10 days
  5. WA: Daglish at 14 days
  6. ACT: Ainslie at 16 days
  7. SA: Melrose Park and Rosewater tied at 25 days
  8. NT: The Gap at 41 days

The results show that most of the properties that are quickest to get on a contract from the date of listing are located in capital cities, rather than regional areas.

Other suburbs are located mostly on the fringes of capital cities, showing how rising prices and problems with housing affordability in the city are pushing demand to the ‘outer suburbs’.

CoreLogic says that capital city houses and properties in sought after locations are likely to remain at a “rapid rate of sale”, but with early signs of rising stock levels there may be “an easing in the perceived urgency to buy across some markets”.
